Sellers want 2024 price but the 2025 market didn’t get the memo

Sellers want 2024 prices… and honestly, who can blame them? They’re remembering the multiple offers, the bidding wars, and the fast closings. But the market has shifted, and part of our job now is helping them understand what that means without losing the relationship.

Instead of jumping straight into stats, bring them into the process with you. Show them what’s really happening from a buyer’s perspective. Interest rates, affordability, and confidence all play a part, and when they see the “why” behind today’s prices, the conversation becomes about strategy, not disappointment.

Help them visualize the trade-offs. Maybe buyers aren’t offering $20,000 over asking anymore, but sellers can still win with the right pricing, presentation, and timing. Remind them that motivated buyers are still out there; they’re just being more selective.
