Contract to Close

$400

  • Review the executed purchase contract for completeness, including all signatures and initials

  • Confirm all critical dates and deadlines to ensure full contract compliance

  • Send a congratulations email to the client with the next steps and contact information

  • Introduce myself to the co-op agent, title company, and lender to establish clear communication channels

  • Ensure all required disclosures and documents are completed and submitted promptly

  • Create and manage the transaction in the broker’s compliance system

  • Coordinate inspections and tracking completion timelines

  • Confirm receipt of the buyer’s earnest money deposit with the appropriate party

  • Ensure HOA documents are ordered and delivered to the buyer in a timely manner

  • Monitor key deadlines and send timely reminders to the agent

  • Request utility information from the seller or listing agent for buyer's convenience

  • Confirm the appraisal has been ordered and completed within the necessary timeframe

  • Order the home warranty, when applicable

  • Request status updates from all parties as closing approaches

  • Ensure the Commission Disbursement Authorization (CDA) is submitted and received by the title company

  • Confirm Clear to Close (CTC) has been issued by the lender

  • Coordinate the closing schedule and ensure all parties are aligned

  • Provide ongoing updates to all parties throughout the transaction

  • Send a thank-you email to the client upon closing, with a link to leave a review, if applicable

In addition to full listing and contract-to-close coordination, I offer flexible support services tailored to your real estate needs.

Contract Preparation

  • $50 per offer

  • $30 per listing agreement

Includes:

  • Preparation of the purchase contract or listing agreement with all applicable addenda

  • One-time revision if a counteroffer is received (including collection of initials)

  • Final review to confirm full execution by all parties

  • Delivery of the completed contract package

The agent must provide all contract terms and give written approval before documents are sent to the clients.

Rush Services

  • $25 additional fee

Need something turned around fast? Rush service includes same-day processing of contract prep or urgent coordination items (submitted before 4:00 PM local time). Subject to availability.

After-Hours Availability

  • $35 additional fee

Occasionally need late-evening or weekend support? After-hours services can be arranged on a case-by-case basis to accommodate critical deadlines.
