Listing Coordination

✅ Ordering the home warranty per your or the
seller’s instructions, when applicable
✅ Creating and submitting the transaction in your
broker’s compliance platform

Contract to Close

$400

✅ Reviewing the executed purchase contract for
completeness (all signatures and initials)
✅ Confirming all critical dates and deadlines for full
contract compliance
✅ Sending a congratulations email to your client
with the next steps and contact info
✅ Introducing myself to the co-op agent, title
company, and the lender to establish clear
communication
✅ Ensuring all required disclosures and documents
are completed and submitted promptly
✅ Creating and managing the transaction in your
broker’s compliance system
✅ Coordinating inspections and tracking
completion timelines
✅ Confirming receipt of the buyer’s earnest money
deposit with the appropriate party
✅ Ensuring HOA documents are ordered and
delivered to the buyer promptly
✅ Monitoring key deadlines and sending timely
reminders to the agent
✅ Requesting utility information from the seller or
listing agent for buyer convenience
✅ Confirming the appraisal has been ordered and
completed within the required timeframe
✅ Ordering the home warranty, when applicable
✅ Requesting status updates from all parties as
closing approaches
✅ Ensuring the Commission Disbursement
Authorization (CDA) is submitted and received by
the title company
✅ Confirming Clear to Close (CTC) has been issued

Contract Preparation

✅ $50 per offer

✅ $30 per listing agreement

Includes:
✅ Preparation of the purchase contract or listing
agreement with all applicable addenda
✅ One-time revision if a counteroffer is received
(including collection of initials)
✅ Final review to confirm full execution by all
parties
✅ Delivery of the completed contract package

The agent must provide all contract terms and give written approval before the documents are sent to the clients.

Rush Services

✅$25 additional fee
Same-day processing of contract prep or urgent coordination items (submitted before 4:00 PM local time, subject to availability)

After-Hours Availability

✅35 additional fee
Late-evening or weekend support can be arranged on a case-by-case basis to meet critical deadlines.
